Description
MINIMUM CHARGE 5 NIGHTS - You can select fewer nights but the rental rate will remain the same. If you are booking fewer nights than the minimum remember to add an extra night to your dates if you need to check out later than 11am on your day of departure.Occupancy - Eight people. For an additional person, a z-bed can be hired for a small charge paid locally. The villa also offers occupancy for a maximum of 6 guests on a 3-bedroom basis for reduced rates.
Living Room - Air-conditioned, lounge seating for five, dining table and eight chairs, two ceiling fans.
Terrace - Table and six chairs and is ideal for outside dining or relaxing with a glass of wine. The terrace faces the gardens and there is a short pathway along to the large swimming pool. Because of the villa's location on the complex the terrace benefits from more privacy, and six private sunloungers are provided.
Kitchen - Washing machine, fridge/freezer, microwave, hob/oven, toaster and kettle.
Bedroom 1 - First floor, air-conditioned, double, ceiling fans, fitted wardrobes, ensuite shower room and balcony.
Bedroom 2 - First floor, air-conditioned, twin, ceiling fans, fitted wardrobes.
Bedroom 3 - First floor, air-conditioned, twin, ceiling fans, fitted wardrobes.
Bedroom 4 - Second floor, air-conditioned, twin. Off this bedroom, there is a lockable door leading onto a large private sun terrace with views of the gardens and pool area.
Bathroom - On the first floor with a bath, shower and WC. There is a separate WC downstairs.

Additional Features - Hairdryer, safe, alarm system, iron and ironing board.

Complex - Consisting of 55 units with a large swimming pool. The complex is only 300m from the seafront with the beach, main bar, and restaurant area less than a 5-minute walk from the apartment. Limnaria Villas is next door to Limnaria Gardens and is a separate complex.

July 2023 - The listings were very accurate regarding everything location, facilities etc. The property manager was excellent and always there if needed. I would stay at this property again and would recommend it to friends and families. All the well-known attractions, the Tomb of the Kings, the mountains the Waterpark. Love all the Cyprus restaurants Theo’s in the harbour, also Happy Island was good food. I’d like to say the management went the extra mile to make our stay possible. They worked so hard to enable our stay to happen as there was a serious problem with the bathroom and we were so grateful. Booking was all very straightforward and easy to do.September 2022 - Lovely villa, very nicely finished. Good linen, well finished and equipped kitchen. Good support from the Property Manager. Would recommend
September 2022 - A well appointed villa with the capacity for 8. Instructions for entry were perfect and enough crockery and cutlery for everyone. Sun beds are supplied and the pool isn’t far from the terrace, this has a lifeguard and it is spacious and clean.
April 2022 - Lovely, well equipped in a peaceful location. Made use of the sun beds in the private garden. Two minutes to a local shop and a lovely restaurant, Michaels. Great location - 5 minutes max to the beach and a little further to the harbour. Would definitely recommend this property. Very informative website and easy booking process
September 2021 - We were in Cyprus for my sons wedding. At first we were looking for any type of accommodation, however we found Limnaria villas through Cyprus lettings. We couldn’t have got any better service from them, even when we thought the wedding may be postponed, they were more than happy to help with alternative dates. Excellent service and will book through them again. The property manager was easily accessible and was extremely helpful and friendly. As for the villa , superb location, close to Paphos centre., 5 min walk to the restaurants, shops and clubs and the sea front, excellent layout, exactly matched the photos, very clean, with a communal swimming pool. I’d go as far as saying … it exceeded our expectations and added to a fantastic holiday. Highly recommend Cyprus lettings and most definitely Limnaria Villas to anyone.
October 2019 - Lovely spacious villa, plenty of towels and kitchen utensils etc. and clean. Very enjoyable stay. The main bedroom fan stopped working and we had no water pressure but this was dealt with promptly by the Property Manager. Yes, I would recommend this villa . Restaurants, beach and facilities are withing easy walking distance which makes this location very appealing. We have used the website so many times over the years and find it user friendly.
September 2019 - Me and my family have spend a week in this lovely house. The area around was great and just 5-10 minutes to the ocean. The house was very well equipped, the only thing we missed was a coffee maker. We visited the water park which was appreciated by the children. The instructions in the house were very clear. I recommended to visit Gold Sakura Japanese Restaurant. Love the place.
May 2018 - Lovely location as we had a family wedding at Alexander the Great Hotel. Size of the villa was good. Great family holiday with clean accommodation. Setting was lovely and pool was a good size and clean. Near some restaurants and bars and not too far walk to the harbour. Water park was fun and quad bikes were amazing for 70 euros per bike including guide. Yes would definitely recommend. Cyprus Lettings were very helpful with all queries.
October 2017 - Excellent service from start to finish with booking confirmation and details of how to access the villa all efficiently provided. The villa was excellent, clean and very spacious and the pool just a short stroll away from the back doors. All in all an excellent villa and highly recommended.
May 2017 - The villa itself was amazing it was a good location and only a 10 minute walk to the harbour.
