Booking Terms and Conditions
Please be sure to read these booking terms and conditions carefully before making your reservation. By confirming your booking, you agree to be bound by these terms. All website bookings are governed by English law and fall under the exclusive jurisdiction of the courts of England and Wales. Your statutory rights remain unaffected.
Cyprus Holiday Lettings and Limnaria Gardens and Villas are part of the Cyprus Lettings Group, which is the trading name for Worldwide Lettings Limited. We act only as agents for the owners of the accommodation ("the owner") or as co-agents with other agents who themselves act for the owner (also referred to as "the owner"). In all circumstances, the letting is between you, the guest, and the owner and is administered by the Cyprus Lettings Group on behalf of the owner. In these booking terms & conditions, references to “you” and “your” include the first-named person on the booking and all persons on whose behalf a booking is made or any other person to whom a booking is added or transferred. We reserve the right to change these terms and conditions at any time without prior notice.
1. Booking and Payment
- By completing a booking, the named individual on the booking form confirms that they are over 21 years of age and are acting on behalf of all guests included in the reservation. They acknowledge that they have read and accepted these terms and conditions.
- A contract between you and the property owner will be established only once we have received and accepted your completed online booking form, along with the deposit payment of 25%, and have issued a confirmation email. This contract is governed by these terms and conditions.
- Please ensure you have selected the correct property name and reference before submitting your booking. Once the booking form has been submitted and the deposit paid, the property cannot be changed because each property has a separate owner.
- All prices are per property and not per person, including air-conditioning, and are calculated in GB£.
- All applicable discounts are already included in the prices shown on our website.
- The weekly rental rates displayed on our website(s) are the base prices and apply to all bookings with a start date within the next 365 days. For bookings made more than 365 days in advance, an annual price increase (usually 5%) is applied. Our price calculator automatically adjusts the rental rate and applies any eligible discounts.
- If your booking spans multiple pricing periods, the total cost will be calculated proportionally based on the number of nights stayed in each rate period.
- Each property you book is treated as a separate and individual booking.

We reserve the right to decline any booking before issuing the confirmation email. If a booking is refused, any payment made will be refunded promptly.

The remaining balance is due 13 weeks before your arrival date, or immediately if the booking is made within that period. Failure to make payment by the due date will result in the cancellation of your booking.
- A booking administration fee of 2.9% of the total rental is added to the balance payment for all first-time bookings through our website. If you have booked with the Cyprus Lettings Group on at least one other occasion, you can request a Loyalty Code.

Payment methods accepted will be detailed during the booking process. All payments are in GB£.
- The hirer is responsible for booking their flights separately from the accommodation and for securing travel insurance. Valid travel insurance is a mandatory requirement for all bookings.
2. What’s Included in the Rental:

Utilities: Water and electricity are included.
- Air Conditioning: included in the rental price but must be used responsibly. Units should only be operated while guests are inside the property, and all doors and windows must be kept closed during use. Under no circumstances should the air-conditioning be left running while the property is unoccupied—if this happens, guests may be charged or the system may be disconnected for the remainder of the stay. The majority of properties have 6-hour timer switches on bedroom units and 2-hour timers on living room units, but some properties have 2-hour timers on all units. Please contact us before you book if you would like to check.

Linen & Towels: Each guest is provided with one hand towel and one bath towel. For two-week bookings, fresh linen and towels are supplied midway through the stay, unless stated otherwise in the property details. For stays of three weeks or more with a Long Stay Discount, a spare linen set will be left for guests to change themselves unless other arrangements have been agreed with the Cyprus Lettings Group.

Cleaning: The property is cleaned before arrival. No mid-stay cleaning is included unless arranged in advance for an extra charge.

Defects/Issues: This must be reported to the Property Manager within 24 hours of arrival; after this, the property is assumed to be in acceptable condition.

Sunbeds (for properties with shared pools): Property details will indicate whether private or communal sunbeds are available. Communal sunbeds are first-come, first-served.
3. Arrival and Departure

Check-in and check-out times are provided with your booking confirmation. Unless otherwise specified, check-in is from 2:00 pm on the day of arrival, and check-out is by 11:00 am on the day of departure.

Early check-in or late check-out may be available on request, subject to availability and additional charges.
4. Occupancy and Use

The number of guests must not exceed the maximum allowed for the property. A baby in a cot does not count when calculating maximum occupancy.

The property is to be used for holiday purposes only and not for commercial purposes or permanent residence.

Guests are expected to treat the property respectfully and follow house rules.
5. Hirer’s Responsibility
-
To take reasonable care of the property and its contents throughout your stay.
- Smoking is strictly prohibited in all properties listed by Cyprus Lettings Group. If smoking is detected during your stay, a €200 cleaning fee will be charged to cover fabric cleaning and property refresh.

Leave the property clean and tidy at the end of your hire period.

Clean and store all crockery, cutlery, and kitchen utensils in their proper places.

Ensure the cooker, microwave, and fridge are clean before departure.

Secure the property by locking all doors and windows when leaving.

Return the key to the keybox instructed — Please do not leave the key in the back of the door, as this may prevent it from being opened. If a locksmith is required, you will be responsible for the cost.

Remove all rubbish from the property and dispose of it in the communal bins.

Additional cleaning charges will apply if these conditions are not met.
- Except in the case of normal wear and tear, the hirer will be responsible for making good any damage or loss to the property or its contents, which has occurred due to negligence, wilful damage, or irresponsible behaviour on the part of those occupying the property and their guests. The hirer will pay for the cost of replacement or rectifying the damage.
- To abide by any complex rules as displayed.
- If you fail to comply with these terms and conditions or breach any rules, Cyprus Lettings Group or the owner reserves the right to remove you from the property without a refund, and you will forfeit the remainder of your rental.
6. Cancellation

Cancellations must be made in writing or by using the Request Form.

No refunds will be issued for cancellations made by you (unless otherwise agreed in writing).

We accept no liability for refunds, compensation, expenses, or any other losses incurred by you or any member of your party if you cancel your booking for any reason. This includes, but is not limited to, cancellation due to illness, flight changes or failure to hold valid documentation required for entry into Cyprus.
- It is a condition of booking that you obtain insurance which may cover your reason for cancellation.
- While we and the property owners do not expect to make changes to your booking, sometimes adjustments or cancellations are necessary. We reserve the right to cancel or alter bookings if a property no longer meets our standards or becomes unavailable due to the owner's actions, such as double-booking or sale. If changes occur, we will notify you by email and offer alternative accommodation or a refund. Any price difference will be adjusted accordingly. If a property becomes unavailable during your stay, we will provide alternative accommodation or refund the unused portion of your booking. Refunds cover only the property rental cost; we are not responsible for travel or other related expenses. No compensation beyond these remedies will be provided.
7. Change of Dates Conditions
All requests are subject to the following conditions and require the owner’s approval, who may decline the request in certain situations:
- Date changes are only allowed for the same property originally booked. Switching both dates and properties is not permitted. Please check availability for your preferred dates before submitting your request.
- Date changes are permitted only if the booking starts in more than 13 weeks, or if you are bringing the dates forward or extending the stay.
- If your booking begins in less than 13 weeks and you move the dates forward, or move them forward and reduce the number of nights, the rental cost will be recalculated based on the current website rate for the updated dates. However, if the new rate is lower than your original booking, the original higher rate will still apply.
- If your booking begins in more than 13 weeks and you shorten existing dates, the rental cost will be recalculated based on the current website rate for the updated dates. However, if the new rate is higher than your original booking, the original lower rate will still apply.
- Date changes are not allowed once the original booking start date has passed, unless you are adding extra nights to your stay.

If you are extending existing dates, the extra days will be calculated at the current website price.
- If extending your stay qualifies the new dates for a long-stay discount that didn’t apply to your original booking, the rental will be recalculated using the lower of the two: the current website rate for the new dates or your original booking rate plus the additional nights at the current website rate.
- If your booking begins in more than 13 weeks and you make a minor change to the original dates without altering the number of nights, the rental rate will remain the same—unless the new dates fall into a higher weekly rate. In that case, the daily difference will be added to the rental cost.
- Switching your booking to entirely new dates will result in the rental being recalculated based on the current website rates.
- Date changes can only be made once per booking reference, except for minor adjustments.
- A £25 administration fee applies to all date changes and will be added to the total rental cost, except for returning customers, who are exempt from this fee.
- Once a date change is confirmed, the revised dates will be treated as a new booking and subject to the current booking terms.

To request a change of dates, please complete the appropriate section on the Request Form. We will then email you a new confirmation for the revised dates and include the updated rental rate.
8. Loyalty Code
If you’ve booked with Cyprus Lettings Group before, or are part of a group booking two or more properties for the same or similar dates, you can request a Loyalty Code. Entering this code on the balance payment form will:

Waive the booking administration fee.

Provide free accidental damage waiver coverage for all guests.
-
Allow date changes (subject to conditions) without administration charges.
Please note, the Loyalty Code must be entered at the time of balance payment to receive these benefits. It cannot be applied after payment is completed.
9. Accidental Damage Waiver (ADW)

An optional ADW may be offered as an alternative to a security deposit. This costs £10 per person and covers £400 of damage.

This covers minor accidental damage but excludes negligence or intentional damage.
- If the average age of all guests is 21 or under, a security deposit of £100 per person will be required in addition to ADW. This deposit will be added to your balance and refunded within seven days after checkout, subject to a satisfactory property inspection
10. Liability

The Cyprus Lettings Group acts solely as an online booking agent, not a travel agent.

No liability is accepted for any loss, injury, illness, or death, however caused.
-
Property information is provided in good faith, and while we strive for accuracy, we cannot guarantee that facilities or descriptions are error-free or unchanged.
- We reserve the right to correct any pricing errors, whether advertised or confirmed, as soon as they are identified. If you have booked a property with an incorrect price, we will notify you by email and offer you the choice to either accept the corrected price or receive a full refund of your deposit.

The Cyprus Lettings Group does not own the properties listed and cannot control changes made by owners.

We will inform you of any material changes before your booking begins, where possible.

No compensation or claims will be accepted for issues arising from changes or inaccuracies in property descriptions or facilities.
- The Cyprus Lettings Group cannot be held responsible for any circumstances beyond our control, including, but not limited to, mechanical breakdown, illness, satellite television reception, swimming pool maintenance, and failure of any public supply.
- The Cyprus Lettings Group is not responsible for any building work by local authorities, developers, or neighbours and cannot control noise or timing. While we strive to minimise inconvenience, we accept no liability for such disruptions.

The Cyprus Lettings Group and property owners accept no liability or refunds if contractual obligations are disrupted by force majeure—events beyond our control that could not be foreseen or avoided, such as war, terrorism, strikes, natural disasters, pandemics, government actions, or Foreign Office travel advisories. Furthermore, we accept no responsibility for any issues originating from adjacent or nearby properties.

Facilities may occasionally be unavailable or altered due to local conditions, maintenance, or unforeseen issues (e.g., pool repairs, lack of lifeguards, weather, mechanical failures). We will try to notify you in advance, but we cannot be held responsible for these changes.
- We strive to make your holiday as enjoyable and stress-free as possible. However, if you do encounter any issues and wish to make a formal complaint, please refer to our Complaints Procedure. This procedure must be followed, as we will not process or respond to complaints submitted outside of it.
11. Property Rules and Regulations

These rules are set for the safety and enjoyment of all guests and must be observed as a condition of booking.

Guests must not create or allow disturbing noises or any behaviour that interferes with the comfort of other guests or neighbours.

All music and noise from instruments, TVs, stereos, radios, etc., must be kept at a volume that does not disturb others; no outdoor music after midnight.
- Parties or gatherings exceeding the property's maximum occupancy are strictly prohibited in both the property and pool area.
-
The swimming pool and terrace are for the exclusive use of property guests.
-
Personal hygiene rules displayed around the pool must be followed at all times.
-
If a lifeguard is present, pool opening times are set and must be observed; if no lifeguard is present, the pool will be closed.
-
Pool rules must be followed as displayed if no lifeguard is present.
-
Swimming in the pool when closed is prohibited.
-
Running, pushing, or any behaviour that endangers yourself or others is forbidden.
-
On complexes, towels left on sun beds for over 1 hour on unoccupied beds will be removed.
-
Communal sun beds must not be removed from the pool terrace.
-
No glass containers or breakable items are allowed in the pool area.
-
Guests must remove all their rubbish from the pool area.
-
Children under five or non-swimmers must be supervised in the water by a responsible adult within arm’s reach.
-
Persons under the influence of alcohol are not allowed in or around the pool area.
-
All guests must shower before entering the pool to prevent clouding from sun lotion.
-
Guests with open wounds, sores, bandages, colds, coughs, or eye infections are prohibited from using the pool.

Feeding stray animals is strictly forbidden.
- Pets are not permitted inside the property or anywhere on the premises.

Foul or abusive language will not be tolerated.
