Making your booking
Cyprus Holiday Lettings and Limnaria Gardens and Villas are part of the Cyprus Lettings Group which is the trading name for Worldwide Lettings Limited. We act only as agents for the owners of the accommodation ("the owner") or as co-agents with other agents who themselves act for the owner (also referred to as "the owner"). In all circumstances, the letting is between you, the guest, and the owner and is administered by the Cyprus Lettings Group on behalf of the owner. In these booking terms & conditions references to “you” and “your” include the first named person on the booking and all persons on whose behalf a booking is made or any other person to whom a booking is added or transferred.  We reserve the right to change these terms and conditions at any time without prior notice. If any changes are made, the revised terms and conditions shall be posted on this website immediately. Please check the latest information posted herein to inform yourself of any changes.

By making a booking (online or by telephone) the named person on the booking form agrees on behalf of all persons staying at the property that he or she is over 21 years of age when making the booking and has read these terms and conditions and agrees to be bound by them.

Once the completed online booking form and the deposit payment have been received and accepted on behalf of the property owner we will issue you with email confirmation. The contract between you and the property owner will only be formed when we send you the email confirmation and is subject to these terms and conditions. We reserve the right to refuse any booking before the issue of email confirmation. If we do this, we will promptly refund any money you have paid to Worldwide Lettings Limited. You should carefully check the details of our email confirmation and inform us immediately by email of any errors or omissions. Please be certain that you have booked the correct property name and reference as once the booking form has been submitted and deposit payment made the property cannot be changed.

Each property booked constitutes a separate individual booking. All bookings made directly from our website and all matters arising from them are subject to English law and the exclusive jurisdiction of the courts of England and Wales. Nothing in these booking terms and conditions affects your normal statutory rights. The owner and/or the Cyprus Lettings Group reserves the right to refuse a booking without giving any reason.

Your financial protection
All bookings made on this website are covered by our payment protection.  

Payment
A non-refundable deposit of 25% is required to secure your booking. Your booking is only confirmed once payment has been made and a booking form has been submitted. If your booking is made within 13 weeks or less from your booking start date you will receive notification that the balance is due within 24 hours. If your booking is made within 72 hours of your booking start date the balance payment must be made immediately after booking. If the balance is not paid within this time frame your booking will be cancelled and your deposit will be forfeited. Balance payment can be made by debit card, credit card, bank transfer, or cash or cheque at any branch of Barclays Bank. The Cyprus Lettings Group does not accept cash or cheques sent through the post. Card payments are processed online via Barclaycard's secure site. A booking administration fee of 2.9% of the total rental is added to the balance payment for all first-time bookings through our website. If you have booked with the Cyprus Lettings Group on at least one other occasion, or you are part of a group and you collectively book two or more properties for the same dates or similar you can request a LOYALTY CODE to enter on the balance payment form. This will remove the booking administration fee, give you free accidental damage waiver cover for all guests and give you the option of changing your dates (subject to conditions) free of administration charges. The code must be entered on the balance payment form to receive these benefits as they cannot be applied after payment has been made.
 
Pricing
All prices are per property and not per person, including air-conditioning, and are calculated in GB£. You will be charged for the number of nights that you book at the property based on the weekly rental rates displayed under the property details on our website. The weekly rental rates on our website(s) are the "base prices" and apply to all bookings with a start date within the next 365 days. Bookings with a start date more than 365 days in advance incorporate a price increase of 5% per year and the price calculator will automatically work out the rental rate and factor in any applicable discounts. If your booking straddles a period where the rates differ, the cost of the accommodation will be calculated based on the number of nights that you stay in each price bracket.

We reserve the right to correct errors in both advertised and confirmed prices and we will do so as soon as we become aware of the error. If you have booked a property where there is an error in the pricing we will email you to give you the option of accepting the correct pricing or offer you a full refund of your deposit.

Accommodation prices may change because of periodic price increases or a special offer 'sale price'. The price that was stated at the time of booking (subject to any correction of errors) is the payable price and this will not increase or decrease regardless of the current property pricing for the period in question. Special offer discounts will be deducted from the advertised weekly rental rate. Where the dates of travel may attract two discounts (e.g. last minute discount and long stay discount) only one (the highest) discount will be deducted from the rental rate. Special offers do apply if an under-occupancy discount has been given (e.g. a 2-bed apartment has been rented on a 1-bed basis at a reduced rental). If the minimum number of nights for the property is less than 7 the rental rate will be calculated on the weekly rental rate on a pro-rata basis to the full occupancy rate only. There are no pro-rata discounts for under-occupancy rates and the minimum charge on this basis is 7 nights.

Deposits
A non-refundable deposit of 25% of the total rental is required to book. Please note that the deposits are per property. If you are booking more than one property the deposit amount is calculated individually per property

Cancellation
If you have cancelled your booking or if your booking has been cancelled due to non-payment of the balance by the due date any payments you have made for the booking will be forfeited. To cancel a booking complete the relevant section on the Request Form The person who made the booking must make the cancellation request. If you have to cancel for a reason covered by your insurance policy we can provide you with a cancellation invoice on request. No refunds will be given for passengers not travelling or for unused accommodation.

Change of dates
All requests are subject to the following conditions and must be approved by the owner who in certain circumstances may reject the request:
(a) A change will only be accepted if the booking start date is more than 13 weeks away or if you are moving your dates to an earlier date or extending an existing booking.
(b) If your booking start date is less than 13 weeks away there are no refunds for a reduction in the number of nights.
(c) The change must be for the same property as the original booking so before completing the form please check that the new dates you are requesting are available.
(d) No late booking discounts apply unless these were given to the original booking.
(e) A £25 administration fee will be applied to all date changes where the revised number of nights is equal to or less than the original booking. This payment will be deducted from the deposit paid.
(f) If additional nights are added to an existing booking the additional nights will be charged at the current website price for the extra days.
(g) If an increase in nights attracts a higher long-stay discount than the original booking then the higher discount will only apply to the extra nights added.
(h) If dates are reduced by 4 or more days then the reduced days will be treated as a cancellation and a pro-rata element of your deposit will be forfeited. The rental rate will be reworked based on the current website price for the new dates subject to clause (d). 
(i) If the existing booking dates are reduced by fewer than 4 days the existing rental rate will be adjusted pro-rata with no forfeit of deposit.
(j) If your original booking dates are changed slightly but the number of nights remains the same there will be no adjustment to the rental rate (unless the new rates fall into a higher weekly price) and your original deposit will be applied to the new booking. 
(k) If your original booking dates are completely changed the rental for the new dates will be calculated at the current website price.
(l) Once a date change has been confirmed the revised dates will be classed as a new booking and the current booking terms will apply.
(m) It is not possible to change dates once the original booking start date has passed.
(n) It is not possible to change dates more than once for the same booking reference (unless the change is a minor one to existing dates)

To request a change of dates please complete the relevant section on the Request Form We will then email you to confirm if the new dates are acceptable and the new rental rate and balance due.

Change of occupancy
If you have booked a property at full occupancy and wish to change this to a lower occupancy this is possible after you have paid the deposit and before the balance has been paid. A proportion of the deposit will be forfeited (ie. the difference in deposit between the occupancy rates). This change will be subject to a £25 administration fee that will be added to the cost of the booking. Once the balance has been paid it is not possible to change the booking to a lower occupancy.

Change of property booked
As each property is individually owned it is not possible to change the property from the original booking without forfeiting the payment(s) you have already made.

Cancellation/Changes to Your Flight
On occasions, airlines change their flight schedule or cancel a flight. In these circumstances please email us. Please note that your property booking and flight booking are separate and not linked as a package so if your flight changes or cancels it may not be possible to change your property booking. No refunds are given in these circumstances. 

Changes or Cancellation by the Owner or by the Cyprus Lettings Group (excluding Force Majeure)
We and the Owner do not expect to have to make any changes to your booking. but sometimes bookings have to be changed or mistakes corrected. We also reserve the right to cancel a confirmed booking if we feel that the property has changed and does not meet our required standards. Whilst we always endeavour to avoid making changes and cancellations, we, and the Owner, reserve the right to do so. All the properties on our website are privately owned and if an owner double-books, sells the property, or makes the property permanently unavailable and we need to make a change we will contact you by email and explain the situation and offer you alternative accommodation (if the substituted accommodation is a different price than the one originally booked, we will make a charge/refund as appropriate) or a refund of the amount already paid by you for the booking. In the unlikely event that the property becomes unavailable or uninhabitable during your stay, we will offer you alternative accommodation or a refund restricted to the original property hire costs for the duration that the property was unavailable. Any refund is restricted to the property hire costs and the Cyprus Lettings Group is not liable for any cancellation costs or administrative charges for travel arrangements etc. Compensation will not be payable and we will have no further liability to you, beyond offering the above-mentioned choices. 

Travel Insurance
It is a condition of booking that travel insurance is taken out (including cover for COVID-19). Many travel insurance providers offer Trip Cancellation that provides reimbursement for your non-refundable accommodation payments if you cancel your booking or if it is interrupted due to illness or medical conditions. 

Travel Documentation
It is your responsibility to ensure that you have valid travel documents and the Cyprus Lettings Group and the property owner accept no liability and offer no refunds if you are refused entry into Cyprus or cannot travel because you have not complied with any passport, visa, or immigration requirements.

Vacating the property
If you decide to vacate the property before the booking end date and have informed the Cyprus Lettings Group of this by email you will not have access to the property from the date that you notified us that you had vacated.

Security Deposit
If the average age of all guests is 21 or under a security deposit of £100 per person is required which will be added to the balance due and refunded seven days after the booking end date upon a satisfactory inspection of the property. 

What is included
The property rental includes the supply of water and electricity. A clean set of linen and towels (one hand towel and one bath towel per person) are supplied and/or fitted at the halfway stage for all bookings of two weeks (unless there are alternative arrangements that will be mentioned in the property details on our website). For bookings of three weeks or more where a LONG STAY DISCOUNT has been given a spare set of linen will be left for the guests to do their linen change unless otherwise agreed with the Cyprus Lettings Group. The property will be cleaned before your arrival but will not be cleaned again for the duration of your stay. More frequent cleaning and linen change can be arranged for an additional charge. Any defects or deficiencies must be reported to the Cyprus Lettings Group within 48 hours of your arrival. After this time it will be assumed that everything is in order. For properties on a complex with a shared pool, the property details will state if there are private sun beds for the property or if the property has the use of communal sun beds around the pool. Communal sun beds are on a first-come, first-served basis.

Hirer’s responsibility
The hirer is responsible for taking reasonable care of the property and its contents. At the end of the hire period, the property and its contents, including all equipment, furniture, and utensils, etc. must be left clean and tidy, which includes the crockery and cutlery cleaned and stored in the appropriate cupboards, and the hirer must ensure that the cooker, microwave, and fridge are clean. On departure, the hirer will be responsible for making the accommodation secure with all doors and windows locked and the key left where instructed and NOT in the back of the door. The hirer shall also ensure that all rubbish is cleared away from the property and placed in the communal dustbins. The hirer will be charged for any additional time costs incurred by the cleaner and the Cyprus Lettings Group if the above is not adhered to.

Rules and regulations for the property
The following rules and regulations have been established for the benefit of all guests of all properties on this website to ensure the safe operation of the property and pool facilities and to provide enjoyable recreation for all. It is a condition of booking that all guests observe these rules.
Guests shall not make or allow any disturbing noises in the property or permit anything which will interfere with the rights, comforts, or conveniences of other guests on the complex or in neighbouring properties.
All musical instruments, television sets, stereos, radios, etc., are to be played at a volume that will not disturb other guests/neighbours and no music is to be played outdoors after midnight.
The swimming pool and terrace are for the exclusive use of guests of the property.
If there are rules regarding personal hygiene displayed around the swimming pool area these must be adhered to at all times.
If the complex has a lifeguard there will be set times that the swimming pool(s) will be open. If a lifeguard is not present the swimming pool(s) will be closed. 
If the complex does not have a lifeguard there will be rules and regulations for the use of the pool displayed around the pool area.
It is not permitted to use the swimming pool(s) when they are closed.
Running, pushing, causing an undue disturbance, or any conduct that may endanger the welfare of self or other guests is prohibited.
For properties on a complex, all towels will be removed from a communal sun bed if the bed has been unoccupied for more than 1 hour.
Under no circumstances are sun beds to be removed from the pool terrace.
Glass containers or breakable objects of any kind are not permitted in the pool area.
Guests will be responsible for removing all their rubbish from the pool area.
Children under five years of age or non-swimmers must be supervised by a responsible person, who is in the water and remains within arm's reach of the child.
Persons who appear to be under the influence of alcohol are not allowed in the pool or around the pool area.
All guests must shower before entering the pool. This will remove excess sun tan lotion that can make the pool cloudy and unusable.
Persons with open cuts, sores, bandages, colds, coughs, or infected eyes are not permitted in the pool.
Feeding stray animals is strictly prohibited.
Foul or abusive language will not be tolerated.

A verbal warning will be made for the first offence; all guests in the property will be instructed to leave immediately if a second offence occurs, and no refunds will be made as the second offence constitutes a breach of the terms and conditions.

Liability
As the Cyprus Lettings Group acts only as an online booking agent NOT a travel agent, the Cyprus Lettings Group accepts no liability whatsoever for any aspect of the arrangements and, in particular, accepts no liability for any loss, personal injury/illness, or death however incurred. Although we use all reasonable endeavours to ensure the accuracy of all information provided and the quality and facilities of the property(s), we cannot accept any liability whatsoever for any problems that occur while guests occupy the property(s) of their choice. All information has been provided in good faith and no liability is accepted whatsoever by the Cyprus Lettings Group for any misrepresentation of property material or accommodation. The Cyprus Lettings Group makes every effort to ensure that the descriptions on our website are correct, as we do not own any of the properties we cannot control or prevent changes occurring. Material changes to property details are very infrequent and we endeavour to notify you of any changes before the commencement of the booking. No compensation will be payable by the Cyprus Lettings Group and no claims will be accepted for costs or additional expenses incurred as a result of any changes. 

Air-conditioning                                                                                                 
Air-conditioning is included in the property price but the units must only be used while guests are in the property, with all windows and doors kept closed. Under no circumstances must the units be left on continuously while the property is unoccupied: if this occurs guests will either be charged or the air-conditioning will be disconnected for the remainder of the guests' stay. The air-conditioning units in all properties operate on a timer system where the units will turn off automatically. The air-conditioning should never be set at less than 21 as this will cause the unit to overwork and leak. The majority of properties have 6-hour timer switches on bedroom units and 2-hour timers on living room units but some properties have e 2-hour timers on all units. Please contact us before you book if you would like to check.

Airport Transfers
Can be arranged for an additional charge that is payable directly to the driver in euros and is not included in the cost of the accommodation. It is strongly advisable to use our recommended airport transfers as drivers booked by the Cyprus Lettings Group are familiar will the location of our properties and offer one of the best rates, and are better value than the cabs on the rank at the airport.

Flights
It is the responsibility of the hirer to book flights independently from the accommodation. The Cyprus Lettings Group and the property owner accept no liability whatsoever for any aspect of the flight arrangements and, in particular, accept no liability for any loss, personal injury/illness, or death however incurred.

Occupancy
Only the specified number of persons as per the booking form of booking may occupy the property at any time. A baby in a cot does not count when calculating maximum occupancy. The property cannot be re-let or sub-let to any other group, party, or individual without written permission from the Cyprus Lettings Group. Under no circumstances may more than the maximum number occupy the property at any time (this includes the pool area). Under no circumstances may the property or pool area be used to host a party or gathering where more than the maximum occupancy of the property attend. The Cyprus Lettings Group reserve the right to refuse admittance to the hirer and party if they are in breach of this condition. Generally, we do not accept pets in the property. There may be certain exceptions so please enquire. In such cases written permission must be obtained from the Cyprus Lettings Group.

Keys
Detailed instructions for key access will be sent to you on receipt of the balance/full payment. The hirer is responsible for the safekeeping of the property key at all times. Where there is a key box at the property and it is the hirer's responsibility to close the key box and shuffle the numbers so that the PIN is not showing after taking the key out, and to ensure that the key is put back in the key box when the hirer vacates the property. Do not under any circumstances give the PIN code to a third party (eg. a taxi driver). The Cyprus Lettings Group are not key holders so if you have lost your key or are locked out please call the property manager or a locksmith. You will be responsible for the callout charge. If you are locked out and have left the key in the back of the door only a locksmith will be able to open the door and the hirer will be responsible for the callout charge.

Damage or loss to the property and its contents
Except in the case of normal wear and tear the hirer will be responsible for making good any damage or loss to the property or its contents, which has occurred due to negligence, wilful damage, or irresponsible behaviour on the part of those occupying the property and their guests. The hirer will pay for the cost of replacement or rectifying damage.

Accidental Damage Waiver
Accidental Damage Waiver (ADW) is an optional, non-refundable charge of £10 per person for all guests. The ADW covers you for accidental damage to the property during your occupation up to the value of £400. This waiver expressly excludes damage caused through negligence, wilful damage, irresponsible behaviour, or loss of items. For any damage to the property which exceeds the value of £400, you will be required to make immediate payment. To be covered any damage must be reported to the Cyprus Lettings Group by email on the day that it happens. Unreported damage discovered after will be charged to you.

Rights of access
The owner, their representatives, or subcontractors have the right to access the property at any time with due regard to the convenience of the hirer for linen change, an inspection of the property and to carry out essential or routine repair or maintenance work.

Responsibilities
The Cyprus Lettings Group cannot be held responsible for any circumstances beyond our control including, but not limited to, mechanical breakdown, illness, satellite television reception, swimming pool maintenance, and failure of any public supply.

Personal Safety
The owner and property manager to the best of their knowledge have taken all reasonable steps to ensure that the property offers safe and comfortable accommodation, but urge you to take particular care. Please take caution with personal safety, balconies, surfaces such as tiled floors that can become slippery when wet, BBQ fires, electricity, stairs, kitchens and bathrooms. Of particular importance is safety for you and your party in and around the swimming pool. Although certain pool safety equipment is provided, there is no lifeguard available. Children and non-swimmers must never be allowed unsupervised in the pool. Swimming after dark can also be dangerous and is strongly discouraged.

Injury or damage
It is a condition of booking that the hirer and their party have full insurance to cover personal injury and damage.

Arrival and departure times
Unless otherwise stated the property will be available for occupation from 2pm on the day of arrival and vacated by 11am on the day of departure. There may be occasions when the check-out time is earlier than 11am and if this is the case you will be notified by email or by a note in the property. Requesting a Late Checkout

If you have a Complaint or Problem
In the unlikely event that you have cause for complaint about the property or its contents the procedure below must be followed:

Step 1 -  The issue must be reported immediately to the property manager while you are still on the property so that action can be taken at the time to rectify the problem.
Step 2 -  If the property manager is unable to resolve the issue within a reasonable timescale and you are still unhappy about the situation you must contact the Cyprus Lettings Group by email while you are still in the property.
Step 3 - If after contacting the Cyprus Lettings Group you are still unhappy about the situation you must email the Cyprus Lettings Group within 28 days of returning from your holiday and the Cyprus Lettings Group will investigate the matter and arbitrate.

Please note that if you did not follow Steps 1 - 3 above (and therefore did not allow the property manager and the Cyprus Lettings Group to resolve the issue locally whilst you were in the property) neither the Cyprus Lettings Group nor the owner of the property will have any liability and will not investigate your complaint further. All refunds are at the discretion of the owner and the Cyprus Lettings Group is not authorised to make any refunds without the owner's agreement.

Building Work
In the event of building work taking place by the local authority, developers, or neighbours, it is important to note that the Cyprus Lettings Group is not responsible for such work, and is unable to stop such work taking place or control the levels of noise. Whilst the Cyprus Lettings Group assures you of our best endeavours to minimise any inconvenience we do not accept any liability in this case.

Force Majeure
The Cyprus Lettings Group and the owner do not accept any liability or pay any compensation or refunds where the performance or prompt performance of our contractual obligations is prevented or affected by force majeure. In these terms and conditions of hire, force majeure means any event that the Cyprus Lettings Groups or the supplier(s) of the service(s) in question could not, even with due care, foresee or avoid. Such events may include, but are not limited to, war, the threat of war, civil commotion or strife, hostilities, terrorist activities, strikes or other industrial disputes, acts of God, quarantine, epidemics, pandemics, natural or nuclear disasters, fire, chemical or biological disaster and adverse weather, sea, ice and river conditions, the act of any government or other national or local authority including port or river authorities or other events outside our control. Advice from the Foreign Office to avoid or leave a particular country may constitute force majeure. If your booking is cancelled due to force majeure you will need to claim the cost of your holiday accommodation from your travel insurance. 

There may be occasions when an advertised facility is either modified or not available. Such situations may be dictated by local circumstances, the necessity for maintenance (eg. swimming pool repair, chemical imbalance correction), no lifeguard present, mechanical breakdown (eg. lifts), unsuitable weather conditions, and other circumstances beyond the Cyprus Lettings Group control. If we are advised of this, we will strive to inform you in advance, but cannot be held liable in such circumstances.

Insurance
The property hire does not include insurance for the hirer and their party. It is a condition of booking that comprehensive insurance is taken out to cover personal accident, medical insurance, and changes to your booking or cancellation due to conditions that are out of your control including force majeure. If you choose not to take out suitable insurance then you accept responsibility for any losses that you may incur.

Smoking
The Cyprus Lettings Group has a no-smoking policy but smoking is permitted on the balcony and terrace and there may be ashtrays provided for this. Please enquire about properties that allow smoking.

Television
The type of television system will be stated in each property's property details. Most TV systems in Cyprus are now IPTV boxes and are connected via the Internet. Occasional channels may freeze or buffer and this is normally due to a temporary change to the WiFi bandwidth, something that both the Cyprus Lettings Group and the owners have no control of. 

COVID-19 - Booking Limitations and Liability
The pandemic is now classified as a known event and the consequences on travel are no longer considered unforeseen or unexpected so it is a condition of booking that travel insurance for COVID-19 is taken out. Many travel insurance companies offer Trip Cancellation that provides reimbursement for your non-refundable accommodation payments if you cancel your booking or if it is interrupted due to the virus. 
If you cancel your booking due to border closure in either your country of departure or Cyprus we will offer you a change of dates to any property on our website for any available dates within the next 3 years at the advertised website price. 
We will have no liability for any refunds, compensation, costs, expenses, or other losses of any kind incurred by you, or anyone in your booking party (including, where applicable, the cost of medical treatment) if you cancel or change your booking due to the following circumstances:
(a) If before you travel or whilst you are on your holiday you cancel or do not fulfil your booking because you, or anyone in your booking party, test positive for Covid-19, have to self-isolate or quarantine for some time, or are notified or otherwise become aware that they have come into close contact with someone who has tested positive for Covid-19 and have to self-isolate or quarantine for some time. 
(b) If you, or anyone in your booking party, has to quarantine or self-isolate due to restrictions imposed by Cyprus or your country of departure.
(c) If you, or anyone in your booking party, fail any tests, have tests that are not accepted by your airline, or fail to submit for testing when requested to do so, or do not have the required vaccinations, and as such are denied entry to board the flight to or from Cyprus.  
(d) If you, or anyone in your booking party, fail to complete a Cyprus Flight Pass or any other documentation required by your home country, or if this is completed incorrectly and you are denied entry to board the flight or entry to or from Cyprus.
(e) If you cancel or do not fulfil the booking due to you, or anyone in your booking party, having a COVID-19-related illness.
